We repair damaged concrete on residential and commercial properties, including driveways, patios, walkways, slabs, foundations, and other concrete surfaces.

Some damage can be repaired without replacing the entire slab. The right option depends on how much damage there is, what caused it, and whether the concrete is still moving.

Common Types of Concrete Damage

Concrete can crack or break down for several reasons, including soil movement, water, tree roots, heavy loads, age, and problems with the original installation.

Cracks are often the first sign people notice. Small hairline cracks may only need a minor repair, while wider cracks or cracks where one side sits higher than the other can point to movement underneath the slab.

Concrete can also sink when the soil below it settles or washes away. This often shows up as an uneven driveway, low spots in a walkway, pooling water, or gaps underneath the slab.

Surface damage can appear as flaking, chipping, pitting, or rough patches. In some cases, the damaged surface can be patched or resurfaced. If the concrete is breaking apart throughout the slab, replacement may make more sense.

Foundation Crack Repair

Cracks around a foundation deserve more attention because they can allow water and pests into the structure.

Some foundation cracks develop from normal movement, while others may be caused by soil settlement, drainage problems, or movement underneath the building.

Repairing the crack alone may not solve the problem if water or soil movement is still causing the concrete to shift. The damaged area should be checked first so the repair addresses what is happening underneath it.

Termites and Concrete

Termites do not eat concrete, but damaged concrete can give them a way into a home.

Subterranean termites live in the soil and look for routes to wood and other materials they can feed on. Small foundation cracks, expansion joints, gaps around plumbing, and openings around utility lines can create a path through or around the concrete.

This is especially important around slab foundations where termites may be hidden until they reach wood framing inside the structure.

A concrete crack does not automatically mean you have termites. It does mean there may be an opening that should be repaired. If you also notice mud tubes, damaged wood, or discarded wings, a pest inspection may be needed along with the concrete repair.

Water-Damaged Concrete

Water can damage concrete from above and below.

Moisture can enter cracks and contribute to surface damage, while water underneath a slab can wash away the soil that supports it. Over time, this can lead to sinking, cracking, and uneven sections.

If water is part of the problem, the source should be addressed along with the concrete. Repairing the slab without correcting a drainage or leak problem may allow the damage to return.

Repair or Replace Damaged Concrete?

Not every damaged slab needs to be replaced.

Crack repair, patching, resurfacing, sealing, or leveling may work when the damage is limited and the concrete is still in good condition.

Replacement may be a better option when large sections are broken, the slab has several major cracks, reinforcement is exposed, or the concrete continues to move.
